Q: Do I sell my property?
A: Yes you do but you still retain use of the property as if it was yours.
Q; How much can I raise?
A: It all depends on the quality and location of the property and on how strong you will be as a tenant. It is possible to raise more than the value of your property.
Q: What does it cost?
A: This lender does not charge any up-front fees nor will you pay for a valuation or legal fees except your own. It is recommended that you take independent legal advice.
Q: What sort of lease will I be asked to sign?
A: Normally a lease is a 20 year full repairing and insuring contract with 5 yearly upward only rent reviews.
Q: What rental will I pay?
A: This again depends upon your circumstances but rentals are from 8% per annum.
Q: Can I have a buy-back clause?
A: With some investors you can but it may reduce the amount you are able to raise on your property.
Q: Are there any fees?
A: Yes: On completion the lender will charge a fee of between 2% and 3.5%. This fee is to be paid by your solicitors to us on draw-down of the funds raised.
