Development Finance

We have access to a wide range of specialist Lending Institutions providing funding
for Residential OR Commercial Building Developments.

Whilst the standard criteria applied by most banks is a maximum of 70% of land costs
plus 70%/100% of Development Costs we have a specialist Lending Institution offering
FULL 100% finance for land costs development costs and associated expenses.

The Lender does NOT charge punitive interest rates or request a major slice of the
development profits in return for full 100% funding.
Interest Rate of 3% above Bank Base Rate.
All Associated Fees included in the 100% funding.
Funder's Fee payable on achieved sale prices ranging between 5% to 7.5%
payable on the sale of each unit.

Terms can include the provision for "rolled-up" interest subject to the suitability of the Project.

We generally use specialist lending institutions for Development Funding
because of their experience in this market, their flexibility and willingness
to offer "tailor made" packages: They are also able to make speedy decisions.
